I have a client who has been trying to sell her $12,000 court judgment since February 2002. The judgment was executed on 6/24/93 and she has had a lien placed on the defendant's property since 7/7/93. As far as the deed records indicate, this lien is in 2nd position behind a first mortgage of $103,700 dated 5/17/93. There is plenty of equity in the property and the chances of the defendants claiming bankruptcy, at this point in time, is PROBABLY slim. The seller just wants to get rid of this judgment. The defendants have been giving her a VERY hard time. I have all docs pertaining to this, as well as home comp sales in the IMMEDIATE area of the defendant's home. The judgment is out of Lynn, MA. I've had this sold 3 different times, each for $6,500, but everyone back out, which is understandable. That's probably a lot of money to pay for a judgment that's 9 years old. At this point, the seller will consider just about anything...within reason. If you are a DIRECT INVESTOR, please contact me ASAP.

Sincerely,
Deanna Byrd-Ferrino
