To the best of my knowledge no mortgage broker's license of any kind is needed if you're a principal, or if you're a licensed real estate agent working for a client on either side of the deal, or for assisting the seller in his taking back a note when he's selling his own property (where you're buying or brokering that note).

But like one of my law partners once said, when one is in doubt on what the law is, one should go look and see.

I'll bet you $1 that there's a pretty decent law library within a few miles of you, either at your county courthouse or at a law school, and reading and understanding your state's statutes isn't brain surgery
