Tom,

Just a couple of suggestions,

Look in your local newspapers for "We Buy Houses" ads and call those investors.

Go to foreclosure sales and when someone buys a property, give them a card. Easy way to get to know investors that way.... get there a little early.

Join your local real estate investors group.

You will probably end up with more work than you can handle and may have to hire some help.
