Vacation Rental Income

I may be purchasing some vacation rental homes. These homes will have rents in the $50,000 to $100,000 per annum range. I want to sell the rental income as a "note" to an investor whether institutional or private. I am thinking of selling half of 25 years of the rental income for a lump sum payment. Since this isn't a traditional "note" but rather an income stream does anyone have any ideas how best to structure the deal? Thanks.
