John, thank you for a wonderful site. I just spent the last two days reading everything I could on your site.

Several years ago I went to one of those high price seminars. It delivered some good information, however, it was geared to develope brokers not investors. I managed to get a couple commissions that worked out to be more or less finders fee. Unfortunately, I lost more deals than I ever closed. Most of which were from working with "Broke Brokers". Even the company that trianed me and promised on going support went out of business. I soon lost interest my self.

Any way enough of the sad story. Your web site has inspired me back into the business again. The idea of being the investor was what brought me into the business in the first place. The only problem was that I was just another broke broker. I could find the deals, I just could not get them closed. I had not even thought about using my own, as well as other peoples, money locally. Today alone, with out even trying to raise money I have $100K of other people money ready to go as soon as I say when. All that just from talking to a couple of people about what I read on your web site. Just think if I put some effort to it.

That brings me to the reason for this message I am proceding very cautiously. I want to make sure I cover all the bases. With my old course I know what the institutions wanted, however, how do I do things like credit checks. Also, what kind of contract do you use between yourself and the investor that ties the loan to the note and not everything you own. Also do you recommend collecting payments yourself or hiring a service to do this. Right now I leaning toward doing it myself.
If you or anyone else could help me with this and anything else that I should watch out for on my first few deals it would be appreciated
