Advice for Novice / Search for Mentor in VA or MD

My name is Chris Larsen and I am a 23 year old M.B.A. student at Virginia Tech in Blacksburg, VA (about 45 min. Southwest of Roanoke). For the past three years I have been educating myself about investing via several dozen books, websites, reports etc. Recently my focus has shifted from the stock market to real estate and its various other vehicles of investment as I have finished developing my stock investment plan. I have read several books on real estate investing, and recently began my education on notes/paper, and its brokering.

I will graduate with my M.B.A. in finance in May 2002 and have reached a sort of crossroads. I have several options, and currently my top three are:

1) Ph.D. (Finance)
2) Job (various options here)
3) Start a note brokerage home based business
4) Start a real estate investment business

Obviously I am not limited to only one of these choices, but I’d like to exploit my youth and time and choose the best combination of options.

I have been educating myself on the note industry and have read John Stephanchik’s book and his “Seven Steps to Paper Wealth”. While not very thorough, these gave me an introduction to notes. I came upon The Paper Source and Paper Game websites, and found them very informative. I plan on purchasing The Paper Source’s “PROFITS IN DISCOUNTED NOTES - THE COMPLETE BEGINNING COURSE” and/or John Behle’s “The Paper Game – 5 day training”. This will be my beginning course, and I will purchase additional materials to continue to educate myself.

As far as investing in real estate is concerned, I’ve purchased my first property (owner occupied), and I’m working on a second currently. From reading Wade Cook’s “Real Estate Money Machine” and George Paukert’s “Mr. Real Estate Monthly” (http://www.roadtowealth.com/million1.htm) I’ve come to believe that “wrapping” properties is another opportunity for profit. As far as these two sources are concerned, I’m aware that they may not be the best, but again, they gave me an idea of what’s out there. I’m currently trying to find more information on “wrapping” properties, and what to expect as far as profits are concerned.

Concerning resources, I already have a home office and have $2000-$3000 dollars to devote to education and marketing. I know that this is not a large budget, but I’m willing to work hard, and I have access to other funds for start-up costs.

If you’ve read this far, THANK YOU! Basically I’m looking for some advice:

1) Are there any investors in the Roanoke, VA area that would be willing to be a mentor, or just offer some local advice?
2) Any ideas about career choices that may aid in my note/real estate “second” career and allow me to pursue financial freedom?
3) Advice on additional note courses to take (I’ve already reviewed the list on The Paper Source).
4) Advice on where to find out more info about “wrapping” real estate and if this is a feasible and/or profitable venture.
