trustee sale of house-renters live in house-NEED HELP!!

Hi,
We are renting a house in Woodland Hills, Ca and had a "Notice of Trustee's Sale" posted on the door. The date of sale is 8/27/01 at 10:30 am. We notified Hammond and Hammond Real Estate Mangement Company who are acting on the behalf of the owner. The owner currently live in Japan. It turns out that the owner took out a second on this house. For whatever reasons by her, there have been no payments made. When we contacted Hammond and Hammond we asked out of our lease (which expires 10/01) and a full return of our security deposit. Linda Hammond stated we could break the lease but not get our deposit back. I have tried legal help and other agencies no one has been able to help. WHY AREN'T WE BEING HELPED??? I have not paid the August rent due to the fact that Linda Hammond stated that she would not cash our check. Well she did and the check bounced. I saved her messege on our phone. Can I sue or something for breach of contract to: the owner of the house, Hammond and Hammond, BNG, Inc. and the first holder of the loan on the house. And also do a lis pendens against all four. All we want is to break our lease and get our deposit back. CAN ANYONE HELP US PLEASE?? I am a school counselor and my husband is in the military, we can't afford a lawyer. ANY ADIVCE IS APPRECITED!!
