If I may throw in my 2 cents, it may depend on the state you are in. Some states you purchase tax deeds subject to utility and government liens (FL).

I would think that a lease is a contractual relationship that would not necessarily be voided by the tax deed sale. you would step into his (the landlord's) shoes. I'm not an atty, but I think you should check it out with one who is familiar with tax deeds from your state, or at minimum, a competent real estate atty.
