from sellers by taking over mortgages subject to. I Deed them (the houses) into a trust. The Trust then sells the houses on a contract for deed.

I create cashflows due on the contract for deed.

The Internal rate of return are great because I may buy house with a 7% interest rate and sell a house with an 11%, so thereby I have created wraps.

When you sell off the deals if you do it by extinguishing the first you kill the rate of return.

If you leave it intact and were able to bring in Investors that want a specific yield and give them a beneficial interest in the trust then you would thereby be leaving the return in place.
