So typically an owner of the property (not the note holder....) will open their doors for a thorough home inspection? I would not have assumed that would be the case.

I'm not so much worried about how to accurately comp the property securing the notes, but rather about what could happen AFTERWARD. So owner/occupants who trash a place, declining property prices, and owners who become squatters post sherrif sale are not real concerns in the day to day ownership of notes?
