I don't really understand what you mean when you say "cash flow mortgage for residential property". Investors usually buy mortgages for their cash flow, could this be what you mean? If so, purchasing mortgages is what this site is all about!

When you say you're "looking for a way to bring down my principal the fastest way possible", do you mean your personal mortgage? If so, one easy way is to refinance to a 15-yr loan, which is what I'm in the process of doing. My overall payment will go up about $100/mo and instead of an existing 27-yr loan, I'll have a 15-year. Another way would be to pay extra towards the principal each payment. It really depends on what your needs and goals are.
