I hooked up with what was once a friend, realtor/broker. We were to structure short sales.I would do all the leg work and he would submit to the bank.He had experience in dealing with the bank and I had experience with,looking up the foreclosures,getting in contact with the foreclosee,getting contractor est. for distress proof(great est. i might add)and the other little things that are asside of contacting the bank.Well we had all in place for a short sale.Two houses,both were worth $175k a piece.Owner owed $150k on both.We contacted the owner,i got the docs signed,info.release,etc.He was to submit the pkg. to the bank and I haven't heard back from him in about four months.Needless to say,he has left alot of people out in the cold.He had the docs.I tried contacting him atleast (no exag) fifty times to atleast fork over the docs. nothing,nadda,zero,zip,zilch.Anyway,i checked he didn't even go through with the deal.I figured he tried to exnay his partner.even though we had a contractual agreement.I need some advice as to who in the IL. area does deels like this?
Any info. would be greatly appreciated.
