I am having no success locating notes for sale. I place classified ads, mailed letters, brochures,postal cards to names I have bought, haunted the county Court House Register of Deeds, searching for names of persons who have sold their property with seller financing;

I post ads on Bulletin boards and thus far, have had NO SUCCESS! I live in a small retirement community about 22 miles west of Lansing and place ads in local and the larger newspapers and, still, no one seems to want to even talk about selling their notes, which in Michigan are called "Land Contracts."

If you have any ideas about locating sellers of land contracts, let me know? I am spending a small fortune on advertising and am not getting any response that makes the chase worth the time and money.

Yes, I have bought the John Stefanchek's books and the ideas seem to be logical; however, in the real world I do not find the deals that he talks about in his video.

I have also bought other books and courses about buying Notes and while I understand the concept, it does not work until and unless you can find a seller who needs cash. The seller of Notes does not appear to exist in this area.

I am persistent and believe that there IS a way to make this business function. If you have faced this same frustration - and have found the answer - I would be pleased to hear from you and in my distant, small town location would not pose any financial threat to your business.
