Assuming you are working with a very MOTIVATED property seller who is willing to be flexible.

You can sell this home very readily to a "retail" buyer with as little as a 5% cash down payment, providing they will meet our firms Specifications regarding the seller financed "paper" that is created.

This "paper" (which would be a purchase money 1st lien position Note) can then be concurrently converted into a lump sum cash payout at the SAME time the property is sold.

You earn a profit for putting the deal together, and there is no need to mess with a 1st, 2nd, or 3rd lien loan.
