On its face this scenerio will sell. Keep in mind your
buyers situation.
Can he/she afford the combined 1st and 2nd payments?
Does he have stable employment?
Credit score of 600 or more?

Will the property appraise for the sales price?

These and other parameters depending on 1st mortgage buyers requirements must be met.

If you could be more specific with your questions,
it would be easier to answer other than in generalities.
