You do have the collateral of a deeded interest in the property, but much of the value of a timeshare can depend on the management and the market. The resale can be a challenge, for a couple reasons. One is that the complexes take a while to sell out and it is very hard to compete with their marketing arm as a private seller.

Second, many of the timeshare projects have such high yearly maintenance fees that they have little value. Most I have looked at buying have fees as high or higher than you would spend to rent a comparable unit for a week.

So, basically, you would have to have a great deal of knowledge about and confidence in a project to approach it as an investor. In some cases, with timeshare paper, you can approach the payors for a discount or lowered rate if they were to add or substitute collateral.
