Thanks for the reply. They offer to buy a realtor's commission at a discount, simple as that. They charge anywhere from 6-14% depending on the amount of the commission and the time till closing ... if it closes in 30 days there is obviously less of a discount than a sale that's set to close in 45 or 60 days. I'm just considering the idea in general - not necessarily their particular franchise. I just think it's a really great idea and it sounds really profitable. Supposedly the response from agents is and has been very good over the past 10 years they have been doing it nationwide. Something like 80% of their overall transactions are repeats from the same agents coming back over and over ... that's exciting to me. Not to mention the fact that once the agents' minds are more open to this type of creative "stuff" it should be a lot easier to talk to them about mortgage notes, etc. But regarding the commission factoring, even if you charged 1/2 of what Commission Express charges it would still result in almost a 50% yield ... double your money every 2 years ... how can you beat that? I just keep thinking I must be missing something because it sounds too easy. So profitable yet very low risk...
