I've always advocated creating notes - but it's changed. Mike and I don't necessarily differ other than he works much more with brokering notes. He does his own deals and funds notes himself, but also works with institutional brokers. I'm more focused solely on a local market and investing instead of brokering.

I take a bit of a contrarian point of view as to the simultaneous closing pitches out there. Some companies and individuals have done well at it. Some companies seem to be pure scam and it is a sales pitch to sell their courses or programs. Some strategies are totally impractical and the parties could get much cheaper, better and easier financing through conventional channels. There is a place for it, but only a small percentage of time as to how it is pitched.

More importantly, I see new brokers chasing after impractical and improbably deals. Probably the biggest "killer" in this industry is people wasting their time or chasing deals that make them way too little profit.
