Mr. Behle, I have an "Academic Background", but no practical experience; I seek advice

I have taught the State lic. classes for Real Estate, Mortgage Brokerage, and Appraising in Fl. for 17 years.
I've done seminars on the HP-12C and advanced investment analysis of income producing property (operating productivity statements, yeilding NOI's to take through a loan sensitivity anal. to predict an after debt service net, a BTCF, and then run the BTCF through the investor's tax situation to determine ATCF's; ultimately comparing the ATCF's desirability relative to other real estate investments).
What I haven't done is discounted mortgage investment. I would like to start now :)
Obviously a book or course on "Calculator Saavy" or the definition of "Mortgage Terms" isn't of use to me (I was teaching NPV and IRR calculation to students for over 10 years), I taught that and appraising concepts for almost two decades. What I need is the conceptual overview of the practical end of this arena.
I have some personal investment funds available, and a large access to very affluent folks most of which like to invest in a variety of things. I have a "Personal" level of interaction with a thousand real estate types (just a few of the 15,000 former students of mine).
If you were I, what course would you look at first, and what niche would you think would be the most productive (financially) out of the areas open to me?
