I would suggest that you not waste your time on this note. If I understand correctly, you've got a 5% second ($8,000) behind a 90% first ($144,000) with only a 5% cash down payment ($8,000) from the buyer. There are buyers who purchase small seconds (at 50% or less on the dollar), but I don't know of anyone who would purchase a small second with the buyer coming out of pocket with such a small down payment (relative to the sale price of the home).
